OAK CREEK — A plot of land off Oakwood Road in Oak Creek could soon be transformed into a 44-home subdivision, sparking concerns among neighbors about density, traffic, and flooding.

Veridian Homes, a local developer, is planning to build homes on 24 acres of land. Earlier this year, the city changed its zoning to accommodate the development, but residents are pushing back.

"The density, it's just not compatible with what's over there," said Tim Jackalone, a neighbor.

For many residents, the rural character of the area is exactly why they chose to live there.

"This is pretty much a rural part of the city, the south end. There is a lot of wetland out here, a lot of open space. As residents out here, if you ask most people, they typically enjoy that," said Tim Schneider, another neighbor.

With Oakwood Road serving as the neighborhood's main artery, residents worry about increased traffic from the new development.

"If we're going to have an additional 44 houses, and an average of two cars per house. 88 cars are going to come in and out of here. That's a lot of traffic for a two-lane road," Jackalone said.

Adding to concerns, some of the property is designated a DNR wetland. With frequent floods in the area, neighbors worry about drainage issues.

"I do not believe that this farm land with wet areas in it can sustain 44 homes with all the concrete without those basements flooding," said Debra Krajnak, a neighbor.

Oak Creek Mayor Dan Bukiewicz said flooding concerns will be addressed, as developers still need to present a stormwater management plan and get DNR approval. He views the development as positive for the growing city.

"Part of our strategic plan and our comprehensive plan is to get residential development, and this is a unique development," Bukiewicz said.

However, some neighbors remain opposed to the change.

"The city is kind of a rural area, we're going to destroy the rural part of it by changing it from rs2 to rs4," Jackalone said.

The plan commission will discuss the proposal on Tuesday making sure Oak Creek code is followed. This is the last step in the approval process for the city of Oak Creek.

Buc-ee's is taking the steps to open a new travel center only about a half hour drive south of Milwaukee, Wisconsin. Meanwhile, some of the residents have put up resistance to the beaver-themed store in their backyard.

A proposed Buc-ee's was announced at the start of the year when the city of Oak Creek shared that it would review rezoning for the anticipated opening of a Buc-ee's. Serving as the first Buc-ee's in Wisconsin, the building proposal included the typical features for the mega-sized pitstops: 73,370 square feet, 120 gas pumps and EV charging. The city expected a possible opening in early 2027, and Mayor Dan Bukiewicz shared excitement that the travel center would be on the "critical I-94 corridor."

"This exciting development not only strengthens our position as a key hub for travelers but also brings new opportunities for local businesses and residents," Bukiewicz said in a news release.

However, some locals didn't share that enthusiasm for the Texas-based business. In the spring, residents filed a lawsuit alleging the city lacked legal authority for the rezoning, a tactic that's been deployed by others in a similar attempt to stop Buc-ee's in their town. The lawsuit was tossed last month over a filing issue.

Oak Creek residents kept applying pressure during a plan commission meeting last week, sharing concerns over how the Buc-ee's could negatively impact the character of their neighborhood.

"Some people think it's a gas station," a resident said during public testimony. "But it's not a gas station, it's a mini-Disneyland… is that what we want our city to look like?"

The long rows of fueling stations are another concern among many Buc-ee's protestors, who often point to the impact of a large gas station on air quality, water and soil.

But some fans see the store, where Buc-ee's sells merch, barbecue and sweets, as the main attraction. So for some cities, the allure of a Buc-ee's bringing travelers in and paying workers above the minimum wage is actually an attractive bet.

The Oak Creek plan commission gave final approval for the Buc-ee's on Sept. 23.

"Neighbors, all I can say is, change is pain, but it's gonna work all out in the end," a member of the plan commission said after the vote. "It's going to benefit."

Now, Buc-ee's has moved ahead and snatched up land for the site. The Milwaukee Journal Sentinel reports that Buc-ee's purchased 27.5 acres for $7.5 million, citing a deed posted Monday.

Buc-ee's declined to comment on its plans in Oak Creek. Previously, Buc-ee’s Director of Real Estate and Development Stan Beard, Jr. said, "Buc-ee’s is excited to have the opportunity of adding Oak Creek to our expansion into Wisconsin." Beard added that the people there "have been a pleasure to work with, and we look forward to partnering with them for many years to come."
