According to the City of Oak Creek, the move will combine Derse's Milwaukee headquarters with its facility in Waukegan, Illinois. It will become a "central hub" for the company's operations.

Oakview Business Park is roughly 14 miles south of the current headquarters, located on Canal Street east of American Family Field, and roughly 40 miles from the Waukegan facility.
Dig deeper:
Oak Creek said it previously acquired two separate parcels of land with the development of a company headquarters at Oakview Business Park in mind. The city said Derse submitted an application to develop the 31-acre site after a "thorough and detailed site-selection process."
What's next:
Derse will follow "specific site and architectural approvals" throughout the summer, the city said. It could potentially close on the real estate transaction in late 2025, and once approved by the city, construction is expected to begin next year.
Big picture view:
The proposed facility is the largest single investment in Derse’s nearly 80-year history, according to a news release. The company describes itself as a "complete face-to-face marketing agency" that specializes in the "planning and production of exhibits, events, and marketing environments."

Derse employs more than 500 people and serves more than 500 clients, supporting more than 8,000 events annually, the news release said.
In addition to the Milwaukee and Waukegan locations, Derse's website lists a facility in Northbrook, Illinois. There are also sites in Dallas, Las Vegas, Pittsburgh, Poland and Germany.

The 120 gas pumps for the proposed Buc-ee's development in Oak Creek have been approved.
The Oak Creek Common Council May 20 approved a conditional use permit for the fueling plaza and a 73,372-square-foot convenience store on the properties at 10700, 10820 and 10840 S. 27th St. Buc-ee’s is under contract to purchase these three properties, according to city documents.
The parcels were recently zoned as interchange regional retail in March 2025, which allows fueling plazas with a conditional use permit. The city’s plan commission recommended approval of the permit in April.
Oak Creek Community Development Director Kristi Laine said conceptual plans for Buc-ee’s show 120 fueling pumps under two canopies. Plans from Apex Sign Group depict these canopies along the north side of the property stretching east-west along West Elm Road.
Neighbors sue and a farm next door hires a lawyer
Not everyone in Oak Creek is excited that Buc-ee’s beaver wants to move into the area. Oak Creek Neighbors United, a group made up of residents of the city, filed a lawsuit in April against the city opposing the development.
Specifically, the lawsuit alleges the city did a spot rezone of the property for the sole benefit of the property owner/developer and not the residents. The group is also worried the project could be detrimental to the area with increased traffic and potential negative impacts on property values.
Attorney Joe Cincotta spoke on behalf of Oak Creek Neighbors United at the meeting, saying the resident group is asking that any further review of the Buc-ee’s project be stayed while the lawsuit goes through the court system.
Cincotta said the neighbors are defending the status quo while the applicant is the one seeking change.
“They live here, they’ve lived here, and they’ve shown their loyalty to the city, and they have a right to object,” Cincotta said. “The point of that is take it seriously. Right now, the feeling is amongst our group, they’re not being taken seriously.”
Cincotta wasn’t the only attorney who spoke at the meeting.
Thomas Santarelli, a Kenosha-based attorney, was representing the neighboring Storybook Farm. Santarelli noted the farm is “on the same piece of land that Buc-ee’s is on,” yet the Buc-ee’s development is 15 to 30 feet higher in elevation. He said this could cause issues with water runoff to the farm in addition to more general concerns such as excessive light and sound.
Santarelli said nobody from Buc-ee’s or Oak Creek had reached out to his client, which he called a misstep. Santarelli requested the city pause further review of the proposed project to reanalyze how this development could impact Storybook Farm.
Parcels reconfigured for Buc-ee's and possible future commercial development
The council also approved a certified survey map for the project combining and reconfiguring the three parcels into two lots and an outlot. These lots meet the minimum standard for the interchange regional retail district.
The first lot, just over 22 acres, is proposed for the Buc-ee’s Travel Center. The second lot could house a future commercial development still to be determined, according to city documents. The outlot is planned to have a stormwater detention pond.
Buc-ee's could potentially open its 24/7 operation in 2027 with up to 225 full-time workers, according to Buc-ee's representatives.

Q: What is brushing?A: A person receives packages containing items they didn't order. Often, there is no return address on the package. The sender of the item(s) is usually an international, third-party seller who has found the recipient’s address online. The intention is to give the impression that the recipient is a verified buyer who has written positive online reviews of the merchandise, meaning: they write a fake review in your name. These fake reviews help to fraudulently boost or inflate the products’ ratings and sales numbers, which they hope results in an increase of actual sales in the long-run. Since the merchandise is usually cheap and low-cost to ship, the scammers perceive this as a profitable pay-off. (Better Business Bureau)

They work to prevent the information from being skimmed, however there is likely not a big risk for this on a daily basis. DATCP warns that this activity may be more common in tourist areas.

Usually if you report in one place, your complaint will make it to the correct agency or organization; there is no wrong door. Don’t let anything hinder you from reporting scams. You should report scams so you can get assistance to potentially recover your money and to protect your information. Fraud fighting organizations need to know about what scams are happening in your community so they can take action and raise awareness.

OAK CREEK, Wis. — Buc-ee's is one step closer to making its southeast Wisconsin debut in Oak Creek.
On Tuesday night, the City of Oak Creek Common Council approved a conditional use permit for the fueling plaza and a certified survey map to reconfigure the 29-acre property. The 24/7 fueling station will be located at South 27th Street and West Elm Road.
The proposed site for the travel center was announced in January. The latest step for Buc-ee’s came despite vocal concerns from neighbors who said they will be impacted by the project.
In April, a 20-page lawsuit was filed, challenging the city of Oak Creek’s decision to rezone the land, alleging that the city lacks the legal authority to do so.
The legal action claimed that the rezoning constitutes "illegal spot zoning," a term used when local governments alter the zoning classification for a small parcel of land in a way that does not conform with surrounding neighborhoods, typically for the benefit of a specific property owner or project.

According to the city's 2020 Comprehensive Plan, the land designated for Buc-ee’s was originally zoned for business purposes. However, the Common Council voted to change the zoning classification to commercial by amending the comprehensive plan.

The lawsuit came months after residents signed a petition on Change.org, hoping to halt the rezoning proposal for the Buc-ee’s, citing concerns about potential traffic congestion, safety, light pollution, and environmental impacts.
Information provided by Buc-ee’s shows that 4,000 to 8,000 cars are expected to visit the store per day, with 100,000 visitors per week. It’s estimated that 5 million visitors will enter the store each year, according to the data.

Throughout the process, Mayor Dan Bukiewicz, who was appointed mayor in 2017 and was reelected in April 2024, has assured residents that local ordinances are in place to manage environmental concerns and that all environmental standards must be met by the developers.
In January, he told TMJ4 that they will work to mitigate neighbors' concerns while balancing what he sees as a benefit not just for Oak Creek, but for Southeastern Wisconsin.

Some residents, though, are excited about the travel center coming to Oak Creek.
“I think it’s neat. Every time they bring new things to Oak Creek, I think it’s exciting,” Karen Gavin said in an interview with TMJ4 in January.
The Texas-based franchise hopes to have the Oak Creek location up and running by early 2027.

A group of neighbors who live just north of the site have opposed this from the start.

A neighborhood group in Oak Creek is suing the city over the proposed Buc-ee’s travel center.
They fear a gas station could harm their quality of life, force a lot more traffic through their neighborhood, and they note the council's votes come before the state has finished its traffic impact analysis.
"To continue to push forward with no resolution or no answer on how to resolve any of it shows that none of you are standing up for the residents of Oak Creek and that your integrity is in question," said Sara Shreve with Oak Creek Neighbors United.
Big picture view:
One of the permit's conditions is that the business adequately accounts for traffic.
If the Wisconsin Department of Transportation does not sign off on the project, it won’t happen.
Buc-ee's said it will go above and beyond handling what WisDOT requires in terms of street changes.

"We don't want a system that doesn't work, and we are willing to invest the capital into the public transportation system to make sure that that doesn't happen," said Stan Beard, the director of development and real estate for Buc-ee's.
The proposed Buc-ee's travel center would be home to a 73,370-square-foot convenience store/fueling plaza and feature 120 gas pumps. The goal is to open the location in early 2027.
